The 30% rule, applied to rooms
The classic guideline: housing shouldn't exceed 30% of gross income. For our rooms' all-in costs ($872–$1,172/mo including the $175 utilities), that means roughly:
- Joey ($872/mo all-in): ~$2,900/mo gross income
- Foxtrot / Lincoln ($972/mo all-in): ~$3,240/mo gross income
- Delta ($1,022/mo all-in): ~$3,410/mo gross income
- Washington ($1,172/mo all-in): ~$3,910/mo gross income
Stretching a bit beyond 30% is common in DC — just know your number before you tour.
Move-in totals (the number people forget)
- Joey: $697 + $175 + $697 deposit + $48 = $1,617
- Foxtrot / Lincoln: $797 + $175 + $797 + $48 = $1,817
- Delta: $847 + $175 + $847 + $48 = $1,917
- Washington: $997 + $175 + $997 + $48 = $2,217
Have the full move-in total liquid before you apply — it's the most common reason applications stall.
Budgeting tips that actually help
- Flat utilities are a budget superpower: our $175/mo never spikes in August or January, unlike split-utility houses.
- Furnished = $0 furnishing budget: furnishing even a room yourself easily costs $800–$1,500.
- Parent cosigners welcome: if your income is still ramping up, a cosigner bridges the gap.
