- Delta Room — $847/mo (Petworth): entry-level room with a bay window, big built-in closet, ceiling fan, and full-size bed. 12-month master lease ending July 31, 2027, with an option to renew.
- Foxtrot Room — $797/mo (Petworth): top-floor room with a skylight, two huge windows, full-size bed and desk. Same 12-month lease with renewal.
- Joey Room — $697/mo (14th St NW): quiet 11'x11' back-of-house room, twin bed and wardrobe, free off-street parking. Master lease ending June 30, 2027, with renewal option.
Why long-term room renting works
- The math: $872–$1,022/month all-in (rent + $175 utilities) vs. $1,600+ for a DC studio — and the room is furnished.
- Renewal, not relocation: when the lease ends, you can renew and stay put. No annual apartment hunt.
- Built-in community: group houses mean housemates, shared kitchens, and a social floor that solo apartments don't provide.
- Zero furnishing cost: bed, desk, furnished commons, kitchen essentials — you never buy furniture.
What long-term renters should verify
Ask about renewal terms before signing — ours include an explicit option to renew. Ask about rent stability, guest policies, and how maintenance requests work. A landlord who answers plainly is the one you want for the long haul.
