Flexible Lease Rooms in DC

Lease flexibility isn't one thing — it's a spectrum. Here's an honest map of it, because "flexible" gets thrown around loosely in DC listings.

The flexibility spectrum

• Month-to-month (3-month minimum): our Lincoln and Washington rooms. Maximum flexibility — stay three months or three years, with standard notice to leave.
• 12-month lease with renewal option: our Delta, Foxtrot, and Joey rooms. A full year of stability, then the choice to renew.

A note on "no lease"

You'll sometimes see listings advertising "no lease." Be cautious: there's always a written agreement in a legitimate rental — it protects you as much as the landlord, spelling out rent, notice periods, and deposit terms. What you actually want is a lease whose length fits your plans, not the absence of paperwork.

Which end of the spectrum fits?

• Choose month-to-month if your timeline is uncertain — contracts, internships, relocations, or seeing how DC goes before committing.
• Choose 12 months if you know you're staying — it's usually the better monthly value, and renewal keeps you put without another move.

Same standards either way

Flexibility doesn't change the fundamentals: the same $48 background/credit screening, the same one-month refundable deposit, the same $175/mo utilities package, and the same furnished rooms. The only thing that flexes is the commitment length.
