Realistic price floors
Our cheapest room is the Joey Room at $697/mo on 14th St NW — furnished, with free off-street parking. The Foxtrot ($797, Petworth) and Lincoln ($797, Columbia Heights) rooms sit just above it. All-in with the $175 utilities package, that's $872–$972/month. If you see rooms advertised at $400–$500 in these neighborhoods, you're looking at either a scam or a room with serious problems.
The "cheap room" scam checklist
- No in-person or live video tour offered. Photos can be stolen; a live walkthrough can't be faked easily.
- Pressure to wire money or pay cash deposits before seeing anything.
- Prices far below every comparable listing. Scammers price low to create urgency.
- No written agreement. A legitimate landlord always provides lease terms in writing.
Real ways to keep costs down
- Compare all-in monthly cost (rent + utilities), not just rent — a $750 room with split utilities can cost more than our $797 room with the flat $175 bundle.
- Ask about the move-in total, not just monthly rent. Ours is first month + $175 + one month's refundable deposit + $48 screening — and nothing else, ever.
- Consider rooms slightly off the trendiest blocks: Petworth and the 14th St corridor run meaningfully cheaper than Shaw or Logan Circle for comparable rooms.
